What to Expect

First, we would like to note that there is no one size fits all time estimate for the restoration process. The restoration time of your home will depend on the size of the house, amount of contents (personal items to be cleaned) in the home, severity of the damage, permitting requirements, engineering, vendors involved, insurance payments, and any unforeseen delays like weather. Some parts of the process will go quickly and other parts seemingly slow while we are handling background tasks such as estimating or permitting.

The first phase of the restoration process is mitigation. Mitigation is the removal of the damage from the home. This can include removing drywall, flooring, and cabinets, documentation and removal of your contents, and the use of specialty dryers and deodorizers.  This is a very important phase as it minimizes secondary damage. At this time, we will be taking samples for Asbestos testing as well as evaluating the quality of flooring, cabinets, lighting, etc. The mitigation of the restoration project is usually one of the quickest phases at about 3 weeks.

Our skilled estimators negotiate the cost of the job with your insurance carrier, this part of the process starts right away. Depending on the reasonableness of your insurance adjuster this can slow down or speed up a job. The negotiations can and may continue throughout the timeline of the repair as initial estimates will be fluid because additional unforeseen costs may become evident.

The build back of the home is the final phase of the restoration, this part of the process can take four months to a year. The first step of build back is requesting the proper permits for your home. Permits can be time-consuming depending on the scope of the project and what the county requires for the restoration. Once permitting is in place we can start on getting your home back to pre-loss condition. While repairing your home we will need to organize scheduling of subcontracts, for example installing of tile in conjuncture with the install of cabinets. Once all repairs have been completed in the home, we can then deliver your contents from our cleaning facility back to your home. A final walk-through will be done with the homeowner.

With the complexity of a large or small restoration project, it is easily seen why having a one-stop-shop like Heritage Restoration will ensure that a project goes efficiently and smoothly.

We are advocates for you the homeowner!
